Property tax is worked out by multiplying your property's Annual Value (AV) – IRAS's estimate of the yearly rent it could fetch if let out, unfurnished – by the applicable tax rate.
The rates are progressive for residential property. Owner-occupied homes are taxed from 0% (on the first S$12,000 of AV) up to 32% (above S$140,000), while non-owner-occupied residential property runs from 12% to 36%. Commercial and industrial property is taxed at a flat 10% of AV.
IRAS provides free interactive property tax calculators – Apexia does not host its own. You can reach them from our property tax calculator page, which links to the IRAS tool, or on the IRAS website under Quick Links → Calculators.
Property tax is payable by 31 January each year. Apexia can review your AV assessment, advise on owner-occupier relief and assist with objections.
